The Boomerang Athens, designed by Vassilis Siafaricas, is poised to become Greece's first LEED Gold-certified, net-zero energy luxury residence, setting a new benchmark for sustainable urban living. Scheduled for completion in May 2025, this innovative project transforms an existing structure into an environmentally responsible, technologically advanced home, seamlessly integrating sustainability with contemporary elegance. Located beside the upcoming Double Regeneration Metropolitan Park, the residence offers unobstructed views, urban cooling, and direct green access, enhancing both lifestyle and environmental impact.

Inspired by the challenge of harmonizing luxury with sustainability, The Boomerang Athens employs parametric modeling, energy simulations, and LEED-certified methodologies to achieve optimal efficiency. The 425 sqm home features high-performance insulation, triple-glazed thermally insulated windows, and advanced underfloor heating by Rehau. Smart KNX automation controls HVAC, lighting, and security, while photovoltaic-integrated pergolas and low-VOC finishes further reduce the building's ecological footprint. The rooftop pool, equipped with a high-efficiency heat pump, and expansive outdoor spaces create a seamless indoor-outdoor living experience, prioritizing comfort and energy savings.

The project's realization demanded innovative solutions to overcome the challenges of retrofitting an existing building to meet strict LEED standards without compromising architectural integrity or luxury. Through extensive research, structural audits, and energy tests, the design team optimized insulation, ventilation, and smart systems, proving that high-end real estate can coexist with sustainability.
